CURTO COMPLETES SALE OF NORTHROP GRUMMAN BETHPAGE PROPERTY
Mineola, June 13, 2003 — The law firm Forchelli, Curto, Deegan, Schwartz, Mineo, Cohn & Terrana, LLP has
completed the sale of Northrop Grumman Corporation’s
Building No. 1 — a 386,000 square foot mixed-use building
— located in Bethpage, NY. In the closing conducted
by The Firm Partner Brian R. Sahn, the property was sold
to Distribution Traffic Services, Inc., an affiliate of
E&F Trucking.
“The closing of this matter is a terrific achievement,”
wrote Sahn in a memorandum congratulating the firm’s
personnel for their part in the many years of complex transactions
leading to the May 23, 2003 closing. “We pooled together
the firm's diverse resources for land use and zoning, environmental,
title, sales and leasing to work in a fully integrated fashion
with our client's Law, Facilities, Environmental and Corporate
Real Estate Departments, as well as Northrop Grumman Corporation’s
Airborne Early Warning and Electronic Warfare (AEW&EW)
Systems business unit based in Bethpage and Northrop Grumman’s
Integrated Systems sector business management to achieve
this closing.”
The sale included two leasebacks by separate Northrop Grumman
business units for space totaling 183,000 square feet. According
to The Firm Managing Partner Jeffrey D. Forchelli, the
range of efforts included subdivision approvals, retaining
listing brokers, assisting in the development of an RFP
to market the property, and close work with environmental
management in the characterization of the site for environmental
conditions and subsequent remedial activities meeting State
requirements.

are Steve Gaebler, Aaron Gershonowitz and Diana Fantano.
The Firm has worked on behalf of client Northrop Grumman
Corporation in the finalization of a number of significant
transactions over the past several years, primarily in Bethpage
and Calverton.
